Basement flooding is one of those problems that sneaks up on you. One heavy rain and suddenly you're dealing with wet floors, damaged belongings, and a musty smell that doesn't go away. That's exactly what this Southborough homeowner was up against - water was consistently finding its way into the lower level, and it needed a real fix, not just a temporary patch.

Here's what we were working with: water had nowhere to go. The grade around the back of the house was letting runoff collect right at the foundation. The solution was a properly designed drainage system built around a dry well - essentially an underground chamber that collects water and slowly releases it into the surrounding soil, well away from the house.

We ran new drainage pipe from the foundation area back to the dry well location. You can see the dry well itself sitting in the excavated pit, packed with clean stone and wrapped in filter fabric to keep sediment out and keep the system working for the long haul. The pipe layout was planned so water moves efficiently from the problem area straight into the dry well without puddling or backing up.

Once the underground work was done, we backfilled and regraded the area to restore clean, even ground. Proper grading is a big part of drainage work that a lot of people overlook - if the surface isn't sloped correctly away from the house, you're fighting an uphill battle no matter what's buried underground. Getting that final grade right is just as important as the pipes and the well itself.

The finished result is a side yard that drains the way it's supposed to, with water directed safely away from the foundation. No more standing water. No more basement anxiety every time a storm rolls through. Smart drainage work done right the first time.
